Bored Pile Contractor Jakarta

Drilling in Jakarta is rarely about the pile. What decides the job is everything around it: neighbouring walls standing right at the edge of the excavation, an entrance no wider than a residential street, restricted hours for heavy plant, and on some sites traffic that has to be diverted before the first machine arrives.

We have completed three projects in Jakarta under exactly those conditions — a tunnel beneath an active road in Pejaten, a house at Bukit Golf Pondok Indah, and a staff residence in Cipete Selatan. This page sets out what is different there, and what we settle before we set off.

What Is Different in Jakarta

Four things that set the schedule

Hemmed-in sites

Neighbouring walls stand right at the edge of the excavation, and the rig has to work in what space is left. Plant positions, the excavator's slewing arc and where the cages are stacked are settled before anything arrives — once inside, there is no room to change the layout.

Restricted working hours

In residential areas heavy plant cannot run all day, and the houses around stay occupied. At Bukit Golf Pondok Indah, 29 soldier piles 12 metres long were finished in five working days under exactly that restriction.

Traffic diversion

Work at the edge of or beneath a road needs a diversion agreed before the first machine arrives. At the Australian Independent School, Jalan Pejaten Barat could not be closed outright: the scheme was put in place at the start, and partial closures applied only during certain stages.

Access by residential street

Mixer trucks and plant trailers come in along housing streets, not arterial roads. Rig size follows the access, not the other way round — an oversized rig saves nothing if it cannot reach the site.

About working in Jakarta

What is the minimum depth for a bored pile?

There is no general minimum. Depth follows the soil data and the design load — the pile has to sit on a layer that can carry it. Across our projects the figure ranges from 3.5 metres to more than 24: in Semarang some piles stopped at 3.5 metres because rock was met shallow, while in Cipete Selatan drilling went 23 to 24.5 metres. Anyone quoting a minimum depth without seeing your soil data is guessing.

Can you work at night?

Yes, and on some sites it is the only way to finish on time. What decides it is not the equipment but the local permit and the agreement with residents. If the schedule you want requires night work, we say so in the quotation rather than halfway through.

Who arranges permits and traffic diversions?

Usually the main contractor or the owner, because the permit attaches to the project as a whole rather than to the piling. What we do is set out the requirement early: when the road needs diverting, for how long, and at which stage — so that obtaining it does not become the reason for a delay. On the AIS project that sequence was agreed before the first machine arrived.

Is Alpha based in Jakarta?

No. We are based in Bekasi Regency, and Jakarta is within daily reach — so there is no crew accommodation cost as there would be on an out-of-town project. Only plant mobilisation is charged.
